#I started a New Project: Upgrade a sleepy little cottage.
What do the "Comps" say? How about Zoning? Construction costs i.e. What's it take to get there? And is it worth it, or scale back?
My simple formula - Maxed out value, fixed up in Perfect condition! Minus Acquisition cost, Minus Fix up cost. Minus Final Equity/Profit. Y/N?
Example - (Metro West, Boston, MA) Maxed out Value $769,000. (local "Comps"). $574,900. Purchase. $93,000. Fix up Cost. Profit = $102,000. (Careful with Carrying costs and potential construction overruns!) Looks like a great deal, a little out of my "Farm" area.
However, my Project doesn't look quite as Profitable. I'll have details, Southeastern, MA is a little different than here on the North Shore. We can go over the numbers at our next meeting Tuesday, November 26, 2024 6:30 - 8:30pm

#I took my Truck in for a Recall - Tailgate opens indiscriminately:-0 2021 Silverado 2500HD. And a Dealer discounted Oil Change and Tire Rotation. While in the waiting room it was like a "wake", all sad faces. As time went by, watching a goofy "UnSellable Houses" I overheard most of the conversations:
"No that's not covered in a Warranty, It'll be around $750."
"Mr X, Your's will be $1200."
"Ms Y, Complete Brakes $900/axle, not covered."
Wow, I was sad just listening, so I asked about all the Extended Warranty PostCards I've been getting. Dealer outlined the scams as we read the fine print.
However they've got a 10 year "Bumper to Bumper" Warranty for 10 years on my Truck for $3700. Seems worth it, with all the electronics and Crap you can't even figure out.
#Run around to check some properties from last night's Nor'easter, as soon as I swim at the Y, wind 12mph, gusts 40 Ouch.
#Catching up on Networking this morning. Going to see Agui, Big GC that just joined, i'm spending a little time reaching out to you members. What are you working on? In Aguis place he's building a couple of 6 unit buildings, plus 4 Restaurants for one company, another 1 for a chain, heading to NY for some work.
Ding, ding, ding this morning I'll drop off Claud Fatu's book "How to Build and Run a Construction Business" Agui's the last one that needs it but I've got Claud's contact in NY for him. Remember how he's made a huge business working on his niche, restrictive condo's in Manhattan. Then I'd like to match him with George, our favorite Architect (both Members) because he's working for a client with over 100 small businesses, upgrading those and bringing new ones on board that Comply with ALL the rules.

Well my good friend George has spent a huge amount of time on the topic, he'll tell us why 9/24. And he reminds us that you've got to have Good (actually Great) Credit to make it in Real Estate. He's found a way that other Experts "Freeze" their Credit and they avoid these Consumer Hacks impacting their accounts.
That's what gives you an edge in Real Estate! Your Great Credit let's you borrow at the lowest rate which allows you to borrow MORE money with LOWER payments! George'll give us all his insight & Teach YOU How to protect yourself from the common Consumer Hacks that surround us!
REAL ESTATE INVESTORS: At least once a week someone sends me a "Wholesale" (supposed to be below market) Deal that's more like Retail (at market pricing). Then they explain why I should move ahead on this Deal ASAP. I don't think they're trying to take advantage of anyone but I do think we can go through it and they'll realize they could do better, much better!
"Sweat Equity" - Real Estate Investors & Homeowners can use sweat equity to do repairs and maintenance on their own rather than pay for traditional labor. We've all done it, especially when we were getting started. Just like taking in "marginal" Tenants that you know will turn out "good" (and they don't:-(. OK but it turns out to be the WORST investment (your Time) that you can make, which may even Cost you more than you save! Tuesday, September 24, I'll give you an example of MY "Duh" moment!
