REAL ESTATE INVESTORS: At least once a week someone sends me a "Wholesale" (supposed to be below market) Deal that's more like Retail (at market pricing). Then they explain why I should move ahead on this Deal ASAP. I don't think they're trying to take advantage of anyone but I do think we can go through it and they'll realize they could do better, much better!
"Sweat Equity" - Real Estate Investors & Homeowners can use sweat equity to do repairs and maintenance on their own rather than pay for traditional labor. We've all done it, especially when we were getting started. Just like taking in "marginal" Tenants that you know will turn out "good" (and they don't:-(. OK but it turns out to be the WORST investment (your Time) that you can make, which may even Cost you more than you save! Tuesday, September 24, I'll give you an example of MY "Duh" moment!

As you may know, (and it's very important to have your Attorney look over any Contracts before you sign them) traditionally Real Estate purchase contracts Consist of an "Offer to Purchase" followed up by a "Purchase and Sale Agreement". In the past several years the Two most important Contingencies (Financing & Home Inspections) have often been waved at the "request" of Sellers in this super hot Sellers market. However our favorite Home Inspector Lenny Licari called in to our last GoToWebinar with some interesting facts. That Sellers can no Request a Waiver of the Hoe Inspection for an Offer to be considered.
In the past 2 years Lenny has seen 80% of Sales take place with NO Home Inspection. However about 20% of those purchases with the Waivers have resulted in between $60 and $200 thousand dollars worth of necessary repairs. So our Leaders have made it impossible for Sellers to request a Waiver.
Result Now Lenny's business has boomed as he Saves unsuspecting Buyers (and sometimes Sellers) huge costs in needed repairs. So if you need him and his team Call ASAP to schedule a thorough Home Inspection (don't forget to ask for the MassRealEstate MEMBER discount)

Thought I was busy, until I spoke to some of you folks! Here's a few of our Projects:
#Finished one of two kitchens with some very nice JSI cabinets from Pete. Replacing window sills with either Azek from Home Depot ($8.25/LF:-0) or dried Pressure Treated (my brother cautioned us how the new wet stuff, dries out and leaves gaps:-(
#Setting up for 17 CSF of Architectural shingles, strip and replace. Someone suggested 6 nails per tab:-0 as long as the nails are perpendicular I'm good with 4. Some of the crew seem to be trying to set a record and banging those nails at a slight angle which will cut through the shingles and a high wind'll loosen them. Don't forget to check your air pressure AT the gun so the nails are also flush.
#Painting - we'll be using PaintShavers Pro 12Amp to strip the paint on 3 houses but we need a HEPA vacuum attached to it.
Tuesday's meeting Jerry will go through the Lead Paint removal laws and how he detects it with his X-ray gun.
#Salem now has an aggressive program to "Inspect" all their rentals every 3 years. It seems there are 1500 in the city complying but 3000 more are behind. We just finished one. The usual problems:
Replacement window won't stay open, another won't lock. Vanity hot water Temperature is 133F Sanitary code says 130F Max. Common area Lights and Smokes ARE on a separate House meter!!! Porch railing is loose, two steps are cracked. Prove the outside entrance light comes on for motion at night with videos/pictures of all these items when they're corrected.
#Working on stopping the Japanese Knotweed at one house. About 500 "plants" grew 5' in 3 weeks! The Horticulturalist showed us how to end this Invasive species with Glyphosate, the technique is not what you'd think, I'll show you at the meeting Tuesday. Or we could just "harvest" the plants, roots and all, twice per Summer:-(
I'm starting to swim (or just dunk 55F) at the Beach instead of swimming at the Y each morning and getting ready for some fishing!

Making Offers Like a Pro
If you’re not making offers, you’re not buying houses.
Thanks to your REIA, you now have the tools to help you do just that, Make Offers that Get Accepted.
My name is Mike Jacka, a full time investor of 25 plus years and the developer of the Property Analyzer Tools that are available through this REIA as a Premium Upgrade.
At this training I will show you how to Quickly and Accurately Estimate Repairs, Analyze a Property and Make Offers that Get Accepted.
One of the things that hold many people back is the fear of making a mistake because they may have missed something or that they think they don’t know all the details that the experienced investors do. Over the years I have developed systems and checklists to help my staff and agents collect the required information and how to read/analyze the information so that it all makes sense. The next step is how to use all that information to make an offer that the seller is more likely to accept and how to make money from the deal once the seller accepts your offer.
The national average of deals to offers ratio is around 20 offers made to buy 1 property. That simply doesn’t make sense to me. Most people that follow my system have reduced that number down to buying 1 out of every 3 offers they make.
I set out to create a simple yet effective system so that I could get anyone trained within a few days to go out and find deals for me with little to no experience. It took several years of trial and error to find the right process, but it was worth it because now I can hire someone new, with no experience and have them finding deals and presenting offers while I am traveling around the country doing what I love; helping others find their own success.
Why does this system work?
Because it looks at the most important numbers and presents you with a few different ways to buy a property and more importantly, it also shows you the appropriate exit strategy for each offer and what your potential profit centers are in each deal based on the unique circumstances of your deal, not just hypotheticals that do not relate to the deal you are looking at.
