Work IS picking up for all of us. Here’s to a great 2014!
Contractors – It’s time to get out there on some new business with new and old Clients. However let’s not leave that last payment “on the table” especially if it’s not your table. The “Last Payment” for Contractors is usually the PROFIT and it sometimes can take the most effort to collect.
So let’s get organized and spend a little time upfront with Brian, the Top Attorney from one of the most Aggressive and Successful Collection Agencies in Massachusetts who’ll tell us How NOT to use him and receive Prompt payment on your own. Also what to do before you hire him. And a quick review of the “99% Done Dilemma”.
Then back to all this NEW work!
Landlords – Just because we’re getting some decent increases with new Tenants and Lease renewals doesn’t mean we can drop our due diligence in checking Tenants out, mainly so we don’t waste their time in a Tenancy that won’t work. We’ll make sure you’ve got the right Tenant Selection Guideline, Tenant Checking Service and Paperwork (hint it’s already in the members section).
Investors – to analyze property and decide whether to Buy or Pass on it, you need to Consistently use a Metric like Cap Rate, Cash on Cash or Return on Investment. I’m back in the mark with an increased cashflow and we’ll review several deals for Buy or Pass.
Marketing – No sense keeping it a secret that YOU ARE IN BUSINESS and this is WHAT YOU DO! We’ve got a local marketing rep to show us some items to help get your word out. You’ve already got enough business? Unusual but if you had more, do you think you could raise your rates and make a little more money?
See you soon, Mike Hurney, Director MassRealEstate.net PO Box 307, Marblehead, MA 01945 Office 781-639-8616
