Last meeting 11/27 we covered…

Interesting meeting last week (November 27th). Of all the indicators we’re seeing there’s one that stands out, as to where the Real Estate market is headed.

I used an example of the 273 houses sold in Peabody in the last 180 days. The Sunday Globe had Home Sales up 10.3% Median price up 7.6%, Vehicle sales up 14.4%, Retail sales up 4.2%, Jobs only up 1.4% and Consumer sentiment up 29.8%.

At the meeting we had an informal poll of the 6 RE Brokers who attended and all of them including myself believe there’s pent up demand, momentum and it will continue!

However that one indicator I mentioned above is: My son, Lincoln is finally looking for a purchase! (in Boston) instead of the apartments he’s been in for the past 5 years! And we’ll take care of him, don’t worry. First I’ve Prequalified him for a great mortgage (with the rates as low as they are) and his Mother, Robbie, is sifting through her MLS and all her contacts to act as his Real Estate Broker for his new “crib”.

Incidentally I’m financing several properties for folks in our Association: Homes, Investments, Rehabs, and lower rate refinances. While Robbie is working with folks from our meetings to Broker some fantastic buys! Do you want in? On what we consider a great time to be investing?

11/27 Rick our current favorite Attorney/Counselor/Partner concentrated on Asset Protection – What works! What’s a waste of your Time, has high Tax rates and unnecessary fees. How to do it right!

Your take away from the evening should have been – You are the Investor, you have the highest risk with the most reward at stake. You make the Deal! When you see Shell unleaded gasoline for $3.69/gallon it’s unlikely you could approach the gentleman in the control booth and offer him $1.69/gallon because that’s all you know it’s worth. First English is probably his 2nd language and he wouldn’t understand and secondly if he did, he’d probably call 911 and have you taken away. However it is not that way in Real Estate. The List price means very little to me, my Coached students and Partners! We make the Deal, based on Improved Value, What it takes to get there and Your Profit! NO EMOTION!
