39F today and it’s almost all melted… NOT

One of my neighbors in the image (that’s a photo for us non professional picture takers) has a pool in their family to see when all the snow is cleared from their yard, end of May is the favorite.

Whether it’s sharing good Contractors, Financing sources or Agreements it’s all there at our meetings.

Sometimes you can learn more from a rejection than an acceptance. I spoke to a newer Investor that has unsuccessfully been to 4 Private Money Lenders and is looking for more. When I reviewed the deal I knew why, very little Investor participation… When I told her, she said “Yah whateva!” and walked away. This could’ve been a valuable clue and maybe even a chance to get more Seller/Contractor/Partner participation but she seemed on a mission, to where? I know but sometimes we need to learn the hard way.

I had lunch with Mike Dembowski yesterday and we shared stories of the Ice Dams he’s corrected and heard about. He’s seeing guys with axes and hatchets going at it like their trying to rescue someone inside a roof (probably creating work for themselves to repair it when everything thaws;-( I spoke to friend who had two estimates: One for $4,000. another for $500. to clear the same roof. She didn’t like either because she saw on the news that an “expert” is using a steam generator to melt all the ice. I’m glad Mike had all those handouts at our last meeting to show the causes and corrections of the Ice Dam Curse.

OK back to Movers & Shakers.

We’ll do a Round Robin of what each of us are Up To and What we’ve had for recent Successes. Then I’ll give a Market Update for local (or your “farm” area if you’d like?) Real Estate Activity and Financing. If time permits, usually not, I’ll cover what I’m working on and we usually end by 9.

No charge to members, light refreshments provided, only $5. tip for our waitstaff for not yet members.
