The Top 10 Dos and Don’ts for Airbnb Short-Stay Landlords

I don’t want to be a buzz kill…

…but there’s too much mushy thinking in the short-stay space.

So much so that I see short-stay landlords acting like home-sharers — and having a lot of fun doing so.

However, if you check their bottom lines, you’ll see they aren’t doing much better than passive landlords. And doing extra work without capturing extra income is not the way to run a for-profit business.

As a foaming-at-the-mouth Airbnb-er since 2011, one who is both a provider and user with stays all over the United States, let me offer a bit of structure.

Three Short-stay Business Models

You need to be crystal clear about which type of short-stay business you’re operating.

The table below summarizes the financial goals of the three models

Received this yesterday:

"Hi Mike!

Thanks for taking a class with us!  (EPA RRP)

We have a lot of projects and one of them is the NH Housing Rental Survey.  This year we have got a system to make it easier than ever to enter your data.  Would you please have someone in your office click on the links below to get you a copy of last year's survey and enter your data into this year's information?  We are nearly at the end of our time window for gathering the data this year.

I really appreciate it!

I've copied the info below from a previous email that I sent you to be sure that we have the correct personal link - the first link is to LAST YEAR'S survey and the second link is to take the new one for this year

I feel that it is one of the important things we do for landlords every year.  Here is a link to last years' survey.  www.nhhfa.org/wp-content/uploads/2023/07/NHH-2023-Res-Rental-Survey-Report.pdf

iv.  Mobile Banking For Real Estate Investors by George Skidis

Today mobile banking for real estate investors is the next step in our investor evolution. The following article will let you know why this is happening and what you need to know.

Many of the real estate investors I know are over 60 years old and have no desire to change their ways. They have a proven system and don’t want to fix what isn’t broken. As an investor with a little over six decades under my belt I have personally embraced mobile banking in several ways. Unfortunately I am not comfortable in a few others.

Why Things are Changing

The Millennial Generation is a big part of the reason. They have embraced mobile banking and are driving the wave of the future. Smart phone technology has greatly simplified routine business activity through the use of mobile phone applications. You can access company accounts and connect with your business bank.

A while back it was time to renew my driver’s license. We had also moved into our new home a short time prior to that. It was Saturday morning and my license expired on Monday. At that time the DMV was closed on Mondays. After waiting in line at

A System and Discipline by Tony Youngs

I remember when I attended my first seminar back in the 80’s the speaker said you have to have a system and discipline. I knew what the system was because he was teaching it. But I did not know what the discipline was until I began to apply the system. The discipline is that you have to take the action to make the system work properly. Through months and years of trial and error, I now know what he meant by discipline. I had to discipline myself to always take action, even when I didn’t feel like it. Despite all the easier softer ways of doing things today, I still sometimes don’t feel like it. But I force myself to take action.

Many years ago, I found something on the internet that I printed and framed and it is on my office wall. It’s called, the “7 Excuses”.  I can’t do it, I’m not feeling it right now, I’m too busy, I’m too tired, There’s no guarantee it’s going to work, I’m not good enough, and my luck sucks. I still to this day do not know who the author is, but I read that from time to time to keep me motivated. I always check to see if I’m

Can The Average American Obtain Financial Freedom?

One Rental at a Time, one of the few YouTube channels I follow, recently had a video titled WARNING: The Average American Can Not Earn Financial Freedom. The title is obviously to grab your attention, however, I think the message was sound, the average American CAN reach Financial Freedom, BUT you CANNOT stay Average to achieve it. This is one of the most overlooked aspects of Financial Freedom, it requires a personal transformation and massive personal growth. You will need to learn personal finance, business strategies, and laws, become an expert in the market, become a master networker, negotiator, and more! If you go through all of this to obtain Financial Freedom, when you make it, you will no longer be average!
