1. Don’t lose this guys number: Paul 978-836-1529 He’s an Appliance repairman I’ve used for many years. He just installed a Garbage Disposer, Replaced a door gasket on an Apartment sized Dishwasher and took the vibration out of a Coin Operated Washer in an evening! And “He can leap Tall Buildings in a single bound” not really but He’s da man for any appliance problems. He’ll also tell you whether to Buy new or fix it, before he starts. Know why your Washer’s been taking longer for it’s cycle? Buildup of the “new” soaps that foam greater and clean less. Advice – Use less and run a short cycle with 2 cups of white vinegar. Garbage Disposer sound rough? Advice “sharpen” it with a few ice cubes and orange/lemon rinds!

Don’t slack, there’s plenty to get done before the end of the month!
.1. Clean up your Quickbooks. Make sure everything is entered correctly and reports print accurately. Hire a bookkeeper if you need help or try realestatetaxlaw.com for good Qbooks tools for real estate investors.
.2. Corporate Records in Order. You need an annual meeting of shareholders and directors documented with minutes in your corporate record book. While you’re at it, fix it for the last five years you didn’t do minutes! If you lent your company any money, document it with promissory notes.
.3. Design New Business Cards. Your cards are probably outdated and are lame anyway. Try vistaprint.com.
.4. Backup Your Computer. Try Mozypro.com or Carbonite.com.
.5. Make Offers on Bank Owned Properties. Banks are trying to clean house by year’s end, so make a closing date before Dec 31st and you will get their attention.
.6. Clean Up Your Office. A scanner is a very productive tool for this. Try NEAT or Fujitsu Scansnap.
.7. Clean Up Your Property Files. Make sure you’ve got deeds, leases, closing document, etc all in order for each of your properties.
.8. Send holiday Cards to Your Prospects. Let them know you are thinking of them so when you call in January they are more receptive.
.9. Make Your Christmas List Tax Deductible. Instead of your spouse buying you what you need, have your BUSINESS buy you that iPad or laptop.
.10. Start your 2012 Goals. Why wait to Jan 1st to do goals? Get that done NOW!

Last meeting, this month and Affordable Housing

Interesting meeting on 11/29 we learned the 4 ways to analyze investment property, Diane Fortino 781-483-3248 for Coastal, Investment property insurance and Judge Kerman.
The four ways to analyze were Debt Service ratio, Price per square foot, Gross Rent Multiplier and of course Cap Rate. I feel as long as you’re consistent using these Rules of Thumb, they’ll allow you a quick comparison.
We learned the WORST problem you can have with rentals which was a surprise to most of us but not uncommon. Then make sure you take pictures of your rentals when they’re moved into. You do not have to accommodate a handicapped person if you use the “Reasonable Effort” model. If you have Bed bugs it’s essential to treat your entire building at once. Judge Kerman went into great detail about Common area lights, All the Legal documents to establish a Tenancy at Will or Annual Lease, Security Deposits, and Bank Eviction of Tenants. and best of all with this meeting format we’ll continue to see him here and not in his Housing Courtroom!

1. Do you know how to “Analyze” a property? After this meeting tonight, you will. That is How to “Buy right” and “make money going into the deal” with an actual Listed For Sale property.
2. Before you jump into something it’s important to know the rules. In the Housing Business if you don’t know the simple Rules your cashflow, business and YOU will go down fast! You can learn those rules tonight with the Housing Judge who’s seen it all. What are the trends in Court and how are cases being handled?
3. Several years ago Harvard University issued a paper that concluded: We in the northeast had not been hit with a serious Hurricane that had caused significant damage and we may be due for one in the near future. (Duh…) All the insurance companies in the area took this opportunity to either discontinue Storm Damage clauses or restrict the payouts. Typically policy costs increased dramatically and most of Cape Cod had to be covered by an “assigned risk pool”. Lately Narragansett Bay has entered the arena with reduced cost policies. If you’re coverage has increased dramatically because of this study? You need to be here tonight and hear how to save money.

Have a Safe and Happy Thanksgiving! This is actually my favorite Holiday. In the late ’70s I worked in Saudi Arabia for three years and they only celebrate Ramadan and Haj (not exactly my cup of tea). Christmas, Thanksgiving and of course 4th of July were regular workdays. So when I returned here to the States, much to Robbie’s chagrin, I had a Turkey almost every weekend for about 6 months:-)
2. I’ve been working with the Fair Housing Committee in Marblehead, mid January there’s a Lottery for Housing, Affordable Housing. I know you high rollers may not qualify because your income is too high but if you know someone?? Info meeting December 6. I’m glad to email you a package.
3. Friday 11/18, Denny’s in Danvers for our Movers and Shakers 7-8:30 PM, 152 Endicott Street, I’d like to cover the quickest way I know, How to check out Income Property to see if it’s worth “kicking the curb”.
I was all set to cover Cap-Rates, Gross Rent Multipliers and Debt Service Ratios (which we did briefly) but there was more interest in Qualifying Buyers for financing and how APR is calculated. Good meeting.
4. Duplex in Lynn $240,000. Rents are $1200 for a 4 bed, 1 bath and $900 for a 2 bed, 1 bath.
5. Three family in Lynn $219,000 all 2 bed, 1 bath units with Bathrooms and electrical updated rents are $900, 900 and 750. Debt Service Ratio could be as high as 1.9 for qualified investors. Or Owner occupied may qualify for an FHA 3.5% down program.

6. Even if you have no plans to be a Landlord, you may get stuck with property that’s not selling fast enough or at your price and how about …. Plan B. You may decide to Rent or Lease-Option it.

PS No matter how bad some folks think things are, we’re still doing pretty good. I learned of a friend of mine, Tom, who was probably THE top Engineer in our field, who’s not doing well. Early in my Engineering career I had the opportunity to work with him and we became friends for many years. I learned last week he has Glioblastoma grade 4 (brain cancer), Hospice is with him several times a week and he’s on morphine. I don’t want to bring anyone down. None of us are getting any younger and we all have to go sometime. But it’s tough to imagine this guy not able to do simple math 6 months ago and being completely out of it now. My prayers are with him!
Let’s enjoy our family and friends and as Real Estate Investors let’s hit this opportune Real Estate market hard! We’ll also cover success stories on Deals and Networking.

PS My daughter, Allison asked me to show up for an Amazing Race casting call Saturday with her. We were there at 8AM (number 400 out of the 1200 total who showed. 11AM we finally got in front of the camera for 60 seconds. Then “We’ll call you if we’re interested.” My phone must not be working;-) I haven’t heard from them. Met some great (and weird) people.
While there, I received a call and helped Lisa from our Association who’s got a kickin’ deal. She’s partnered up with some other members. Last week Joe found a Short Sale that was Appraised for $265k and has an offer of $150k that’s been accepted. Tom and John are cashing out funds from their income properties for downpayments on more bargain Investor Rentals. Paul is refinancing with me to save $400/month Tom can qualify for a refi because it’s aGM to GM refi although he’s under water. What are you working on?

4. Cold weather’s coming, got your checklist? You guys check your Smokes and CO monitors when you set your clocks back last week? I found a CO going off all the time and thought it was the battery. Simultaneously that basement had water and the Water Heater had been placed on the floor. With the new sealed units, any liquid (in case it’s flammable) will inhibit combustion air needed by the water heater. So we raised it and had to repitch the exhaust.
However when I noticed the water heater to the chimney inlet, I saw an old blocked-off Boiler cap had rusted and fallen out. Although it’s a 30 foot chimney with plenty of draw this could still vent CO right through to the basement. We bricked it up with bricks and mortar, sealing it for good. Lucky catch! Landlords, this is our responsibility.

1. Know how to “Option” a property? After this meeting tonight, you will. That is How to “Contract to Purchase a Property” in an Agreement that you can sell! And do it in an “iron-clad” document.
