Our main meeting Tuesday, March 27, 2012 6:30 – 9:00 PM will cover the lucrative Tax Lien business here in Massachusetts. You don’t have to travel to Pennsylvania, Ohio, Texas or wherever the Gurus say you have to go. Kind of like “Stay at home” investing?
“In The Commonwealth of Massachusetts, Cities and Towns are allowed to sell their “debt position”, or “tax titles” by assignment at public auction.  Tax title assignees step into “the shoes” of the municipality and become the first position lien holder.  Tax title assignees can file for foreclosure of the right of redemption.  If the taxpayer does not redeem prior to the foreclosure judgment, the tax title assignee gains ownership of the property and the taxpayer is not entitled to any surplus, or equity.  Property owners who wish to redeem their properties must pay 16% interest, plus the principal to redeem.  If an investor does their homework, it’s tough for them to lose.”

3. Tom the Plumber “This year we’ve all had a break from the high cost of fuel, simply because the Winter has been warmer. This should mean there is more money available. Good morning Fellow Real Estate Investors,

1. By the bye anyone see that house which a Court ordered to be torn down this week? #74 Bubier Road, Marblehead Assessed at $831,300. 3000SF Apparently the property owner was warned by the neighbors and the Court 17 years ago that the Lot was not within the code and anything built would have a risk of a removal order on it. Too bad they couldn’t have worked it out.

2. Anyway this morning – I just got off the phone with Robyn Thompson and she’s looking forward to seeing us Tuesday February 28, 2012 at 6:30 PM and Saturday March 3, 2012 9:00 AM!

Last Friday eve and TV

Hey Fellow Real Estate Investors,

Interesting meeting last Friday  2/17. I’m a BIG believer in Physical Networking, actually getting together. I also believe that when you have a certain number of people there’s a “Critical Mass” which is enough people to actually accomplish something.

At Denny’s we had 4 Real Estate Brokers, 8 Buyers, 2 Wholesalers, 5 Investors, 3 Sellers, 2 Private money lenders, a Carpenter, a Painter, a Conventional Mortgage Broker, 4 supporting spouses/relatives (male and female) and more. In other words all the ingredients necessary to Buy, Fix-Up and Sell or Rent for a Profit, Real Estate. If you need any of these services you can join us (you’ve probably got something to share with us also!) Topics went from construction costs, hiring friends/relatives, hot areas to invest in, Asset protection (you can call Attorney Robert Visnick 978-546-2525 who speaks to us annually), success with Short-sale offers, Wholesaling opportunities for Briddogs to make up to $2,000, auctions and Stacey’s new Landlord group northshorepa.com  Good meeting!

TV – I had a very busy weekend, like you guys, so much for these “3 day weekends” and in addition to watching 60 minutes and Joel, I also saw a little of “Shark Tank” and “Apprentice” with two clear messages.

Shark Tank, recommended by Jay Abraham, is a group of 5 sanctimonious, cut throat, supposedly successful, business “Sharks”. When you present your Business opportunity to them, they insult you and beat you up with low ball offers because you’ve had the audacity to present it to them, with all their expertise and business acumen. However on the episode we watched, someone had a good idea, a great product and increasing sales that the “Sharks” were actually in a frenzy to buy. The “fish” was in control of the shark frenzy and capitalized on it!

The Shark Tank frenzy reminded me of Robyn’s list of “houses never to buy”. Investors that have heeded her guidelines and bought the “Right” houses, fixed them up correctly and priced them competitively, literally have the Market in a frenzy. They have interest generated from the start, sell quickly, leave something there for the “next guy” and make enough of a profit to stay in this business. Those who buy the wrong houses, have an uphill battle from the start with very little interest from retail buyers and usually get beat and taken advantage of, by Sharks. You do not want to miss Tuesday 2/28 when Robyn Thompson will be here to review those Houses Never to Buy and more importantly the ones you should buy. Clear message, Buy the right houses!

Apprentice had two teams of “celebrities” that raise money for their charity at a function. Last night they made sandwiches and sold them at the highest prices their charitable friends could afford. The winning team gets all the money from both teams for the Project Manager’s charity. Many on the losing team did not reach out to their friends for support or contributions. They were waiting…… I don’t know what for? But in waiting they missed opportunities and someone even got “Your Fired!” from THE Donald Trump. It struck me that there are a lot of folks waiting for their opportunity. Maybe they don’t understand the Real Estate market or how to Buy, Fix-Up and Sell or Rent for a Profit?? Again you do not want to miss Tuesday 2/28 and Saturday 3/3 when Robyn Thompson will be here to teach and Update us on How to capitalize on the Market Now. Clear message, Do it Now!

Good morning,

1. Last Tuesday, Karen took the whole evening to show us How we can stage a “home” for sale (in opposition to a “house” to buy). How much furniture? When to start Staging? Master bedroom # of pillows? Pets, smoke, smells will cost you $? Satin or high Gloss polyurethane? Granite? Uba Tuba? 55+ how much and which furniture? Where to buy the most Effective paint colors. Type of carpet? Wainscoting, Crown or both moldings? Chrome, Brushed stainless or Bronze? This was one of THE most interactive meetings we’ve had and Karen was happy to provide her Guide to Staging to everyone who attended. Thanks also to Henry who hung out with Jay Jay so Karen could show us How-To Stage our own projects for 17% higher prices and half the Days on Market or even Hire her for her Expertise!

2. Which brings me to our next main meeting. There is more information on almost any topic than anyone could read in their entire lifetime. So how do we implement that knowledge. I believe the solution is to Attend our meetings, networking. This month 2/28/12 and the All-day 3/3/12 Robyn Thompson the Queen of Rehab will show us How to Buy, Fix-up and Sell property for a profit. Can you find all the information elsewhere? Yes. Can you determine what works and what to avoid elsewhere? I don’t think so. In our meeting room you’ll find Investors at every level from Beginners to Real Estate pros. And ranging from those just starting to make offers to pros closing on finished projects for a high profit. That’s why Networking with each other is so important especially with a Successful Investor to guide us! In addition there must be 10 projects that members have going where you could stop by and check them out but make sure you wear some old clothes you may get stuck helping out.

This is our 2nd meeting of 2012, Happy New Year if we haven’t seen each other yet and THIS EVENING is one of our most important meetings of the year. I’ll be setting the stage with the DOM that’s Days On the Market for unsold property. What’s your “farm” area that we can cover at this meeting?

1. As you look around at our current Real Estate landscape, you’ll notice a lot of homes languishing on the market. In addition to price, there’s the “curb” or as Karen puts it 90% of Buyers will not even look at a house for sale if they do not like the On-Line pictures. It’s a new day now and instead of driving around all weekend in the hopes of catching something under the radar, people now look On-Line. She’ll be showing us how to maximize our opportunities. In other words there’s an Art Form she’s mastered just on how to take those “postage-stamp” sized pictures that are your 9 seconds of exposure to a Buyer.

Karen – “….  if you want to let members know that I will also be talking on “staging for investors” which is proven to sell properties faster and for more money. In addition there’s staging tips and tricks they can do themselves and most importantly when they would need to hire a professional stager.” Finally she’s got a Special Report on Staging – Tips, Tricks and the Most Effective Techniques ONLY for those attending TONIGHT.
