<p>Good Morning [First Name],</p>
<p>This is our 2nd meeting of 2012, Happy New Year if we haven&#8217;t seen each other yet and THIS EVENING  is one of our most important meetings of the year. I&#8217;ll be setting the  stage with the DOM that&#8217;s Days On the Market for unsold property. What&#8217;s  your &#8220;farm&#8221; area that we can cover at this meeting?</p>
<p>1. As you  look around at our current Real Estate landscape, you&#8217;ll notice a lot  of homes languishing on the market. In addition to price, there&#8217;s the  &#8220;curb&#8221; or as Karen puts it 90% of Buyers will not even look at a house  for sale if they do not like the On-Line pictures. It&#8217;s a new day now  and instead of driving around all weekend in the hopes of catching  something under the radar, people now look On-Line. She&#8217;ll be showing us  how to maximize our opportunities. In other words there&#8217;s an Art Form  she&#8217;s mastered just on how to take those &#8220;postage-stamp&#8221; sized pictures  that are your 9 seconds of exposure to a Buyer.</p>
<p>Karen &#8211; &#8220;&#8230;.  if you want to let members know that I will also be talking on  &#8220;staging for investors&#8221; which is proven to sell properties faster and   for more money. <p>3. I attended a Condominium Expo last year and there&#8217;s another upcoming  on May 22, 2012 This is mainly for Boards, not necessarily individual  buyers. I mention this because management, funding and maintenance  topics have come up at our meetings. In the latest edition of their  monthly, two articles that pertain to our discussion &#8220;Struggling Loan  Programs Will Impact HOAs&#8221; and recent changes in the Mass Supreme court  on &#8220;Dealing with Snow &amp; Ice Accumulations&#8221; by Howard Goldman. Both  excellent articles which I&#8217;ll bring copies of to the next meeting if  you&#8217;d like?</p>
<p>4. I  also heard Jennifer Athas speak on Barry Armstrongs 680 AM WRKO &#8220;Lunch  Money&#8221; daily show 12-1PM. She&#8217;s also got an article in todays Boston  Herald on pockets of Cape Cod &#8211; &#8220;Mild Winter heating up Cape Sales&#8221; very  interesting!</p>

<p>At our meeting we handed out a Massachusetts Mega Million <span style="text-decoration: underline;">Lottery ticket</span> to everyone who attended (75 Total). The prize <span style="text-decoration: underline;">$206M</span> with odds something like 1 in 175,711,536 (based on their  payout  from  David Baker at the Commission). The numbers drawn Tuesday at 11pm were  23-32-33-39-43 (08) Unfortunately there were No winners out of the 75.  Incidentally before our meeting Allison said &#8220;Oh my goodness what if  someone actually wins?&#8221; Then I&#8217;ll probably be considered the largest  benefactor ($206M) in the History of Massachusetts;-) I believe many  folks think Real Estate is a quick-hit way to make money then you can  relax, like the Lottery leads us to believe. My point The Lottery is  NOT easy to make money on, as we saw Tuesday and if you follow a plan  with consistency and effort you&#8217;ll do very well in Real Estate.</p>
